Modern Farmhouse First Floor Plans

Things are moving along in our new home build. We finalized our floor plans a few weeks ago so our builder Dream Home Construction could get bids from their subcontractors. Before the plans here is a little about the process that got us to this point.

When interviewing contractors all of them said that in order to have an accurate idea of the budget a floor plan was needed. Jon and I had scoured over hundreds of floor plans and none were just right so we knew that we would need an architect to create a custom plan. Most of the contractors we talked to didn’t have an architect on staff so that would mean using an outside party. However, after talking to Dream Home Construction and learning about their process, which included them creating the floor plan, finding the subs, and creating the interior design plan we knew that we wanted to go with this one-stop-shop approach.

When we sat in our first meeting they interviewed us on square footage, room requirements, style of home, and of course budget. We showed them pieces of several floor plans we liked and I had a whole Pinterest board of ideas to show them. Another question that I thought was very useful was they asked us about furniture. What we would be bringing with us, the size of beds in rooms, what kind of couch we would like, etc. I now know for a fact that our dining room table is going to fit into the space.

When they presented us with the design I think we were both a little shocked. It was nothing like what we had seen before. We loved the concept of a “house of two halves.” It checked all the bells and whistles except for one detail… the kitchen isn’t by the garage so I don’t get one of those cool “Costco doors”. However, we loved the floor plan so much that we knew this was the route to go.

While we LOVE the entire floor plan I have highlighted a couple of features.

  1. We decided to go with 10-foot tall ceilings, but the living room area will be vaulted higher. We love the flow from the living room to the kitchen.

  2. We are going to have an entertainment space in the basement (I’ll share more about that soon). I really like that our guests can come in the front door and go straight down to the basement without having to go through the entire house.

  3. This is one of the coolest features of the house. There are windows along the back wall of this hallway so from the front door you can see all the way through to the back of the property. There is going to be so much light in here!

  4. We love so many things about this section of the house. 1. It is secluded and away from the rest of the house. It is like our own little retreat. 2. We really wanted to have the master bedroom, bath, walk-in closet, and laundry are all connected. Will this prevent the laundry from ending up on the couch… ha we’ll see. We opted not to have a tub (we never take baths and instead we have a larger shower.

  5. Having a side-facing garage was really important to us. The third stall will be a golf cart spot.

There is so much more we love too. The kitchen island and pantry. The guest bedroom is in its own section of the house. The covered porch that is tucked further back gives it protection from the wind. I could go on! You can see more pictures of the exterior of the home here.
